Hi, this is Frank Chen with REIClub.com, the only site you need as a real estate investor. Today I've got quick video on investing in billboards. *Note: Mention - "Click "show more" in the description below to follow along. How to Invest in Billboards Profit Centers - Invest in land itself where zoning for billboards is approved - Ground Leases - Rent land, build a sign, rent the sign - sign rent exceeds land rent resulting in cashflow - Sub-lease an existing billboard - no advertisement - improve the sign - rent it out - Find a location - preferably high traffic - Billboardsforsale.org - Contact Local Zoning Department - permits - Work with a Licensed Real Estate Agent - contact owners and make offers - Due Diligence - Call around for rent rates, identify vacancy rates, traffic, etc... - Negotiate and Close the Deal - Hire Billboard Contractor - Advertise The Billboard - Cashflow or flip for big profits - Expenses - financing, property tax, building the structure, insurance, utilities, occasional repairs Pros to Billboard Investing - Billboards have become one of the strongest media options for advertisers - Billboards have not really been affected by the internet like newspaper, or television have - The amount of traffic and readership passing billboards increases every day - Technology and design have made installation easier - creates happier advertisers and more products and services that advertisers can market. - Tax benefits - depreciation - Double Income - Advertising Per Side - Doesn't take very much money to get started, or even to build - Long term commitments - contracts usually several years - sometimes with big companies like McDonalds - No usual hassles of tenants - Cashflow potential - Note**:Grandfathered - existing billboards cannot be removed for digital technology or moved to new sites. Disadvantages of Billboard Investing - Vacancy Overhead - Property tax, insurance, utilities, etc.. - Advertising companies own tons of billboards - not for sale - only lease - Quantity is limited for now - Hard to find long term contracts in certain locations - Vandalism - Zoning Restrictions Cost - Bulletin (Large Billboard): Range of $1,500 - $30,000 per ad per 4 week period - 30 Sheet Poster (Medium Billboard): Range of $750 - $2,000 per ad per 4 week period - 8 Sheet Poster / Junior Poster (Small Billboard): Range of $300 - $750 per ad per 4 week period - Digital Bulletin (Large Digital): Range of $3,500 - $25,000 per ad per 4 week period for an ~8 second spot in a loop of ~64 seconds Investing in Billboards is a form of creative real estate. It doesn't take that much money to get started, and the income potential is significant. Like all investments, its important to do your research, perform all necessary due diligence, and consult with your attorney where concerns arise. As long as you follow these steps, you will be in a good position to make a safe and secure investment. http://www.youtube.com/watch?v=2gXMM5p2SB8 REIClubRealEstateInvesting

The deal represents Mobeus’s fifth investment in online businesses. The private equity firm also has stakes in online retailers Virgin Wines and Wetsuit Outlet, which sells watersports clothing.Investment director Amit Hindocha led the deal for Mobeus and will join the Proactive board. He said: ‘Ian and Craig have built a unique platform, working with smaller listed businesses that are rarely profiled by the mainstream investor publications.‘We are all excited about the opportunity to take Proactive’s proven model into the US, where there is no direct competitor.’ AutoNews- Source: http://www.dailymail.co.uk/money/investing/article-5293119/News-websites-investors-secures-private-equity.html?ITO=1490&ns_mchannel=rss&ns_campaign=1490

The Event Is Coming Soon - GEORGE SOROS SURRENDERS DEFEATED Star investor George Soros has abandoned his bets against the US stock market. The rally of the S&P 500 apparently brought him to his knees. HE EXPECTED US PRESIDENT DONALD TRUMP TO FAIL The Wall Street was apparently too powerful for the star investor. Soros had been betting heavily on a crash of the leading US stock market index S&P 500 over the past few months, not least because he apparently expected US President Donald Trump to fail in his economic policy. However, the American leading index is still not making any efforts to crash. On the contrary. Soros has now tacitly dissolved its bets against the market barometer, the German newspaper "Die Welt" reports, citing a mandatory announcement to the SEC. GEORGE SOROS SURRENDERS TO WALL STREET The 87-year-old investment guru has thus reduced the number of put options, with which he mainly speculated on falling prices of selected tech groups, from around 1.8 million at the end of the first half of the year to currently 200,000 securities. Since it simultaneously bets 200,000 shares on an increase in the S&P 500, it is now positioned neutrally. Soros' anti-USA speculations have left only a small bet against the US' Russell 2000 index of small indices. He also rejected the put notes that Soros used to bet on a crash of the US technology index Nasdaq. REVELATION WAS MANDATORY Soros' capitulation has now been made public because hedge funds in the US regularly have to publish their positions. At the latest 45 days after the end of each quarter, the hidden investors must provide an insight into their books. http://www.REIClub.com Curious About Investing In Short Sales? Here's A Quick Video Covering Common Short Sale Questions... Hi, this is Frank Chen with REIClub.com, the only site you need as a real estate investor. Today I've got a quick video on some common short sale questions. 1. Define a short sale? A short sale is really a form of pre-foreclosure sale that occurs when the mortgagee, usually the bank, agrees to accept less than the loan amount to avoid foreclosure. As the investor, you negotiate for a discounted purchase price. You would finance the acquisition much the same as in any conventional realty acquisition... but without the luxury of time. 2. What happens to the seller's credit if they allow an investor to short sell their property? What typically happens is the loan will show up as "paid" on their credit report; however there will be a notation that says "settled for less than originally owed" or something along these lines. It is more favorable for a homeowner to short sell than to have a foreclosure on their credit report. 3. Where can I find Short Sales? Best place to start looking are through realtors. Most pre-foreclosures are handed over to real estate agents to manage. 4. Where do I find investors interested in short sales? Depending on where you live, you may see investors who advertise with bandit signs or in your local newspaper. Call the investors directly and ask them if they are experienced in doing short sales and if they would be interested in working with you. Another good place is your local real estate investors club meeting. 5. How do bankruptcies affect the possibility of doing a short sale? Most mortgagees won't consider a short sale if the homeowner is in bankruptcy...why? Because negotiating a short sale payoff is considered a collection activity. Collection activities are prohibited in bankruptcy. 6. What documents do I have to include in a short sale package? Each lender has different requirements. It is typical to require hardship letter, purchase and sales contract, settlement statement (HUD 1), net sheet, pay stubs, bank statements, personal financial sheet (monthly budget), amongst other things. 7. How late in the pre-foreclosure process can you start a short sale? Try to allow a window of at least 90 days before negotiating a pre-foreclosure Short Sale. 8. What if the owner has some amount of equity in their home? If a property has enough equity, chances are the banks would consider allowing the property to foreclose and then reselling it closer to the retail value. As an Investor, focus on homes that do not have much equity. Your job will be to create the equity in the home by negotiating a successful short sale. I hope you enjoyed the video. I do have other videos on this topic, simply visit and search our channel for short sale videos. Again, this is Frank Chen with REIClub.com. Bitesized Insight of Morten Lund, Serial Entrepreneur and Skype's first investor Subscribe to Founders Forum for much more: https://www.youtube.com/channel/UCFrbHvru8WUNGcQIFe4-WzA?sub_confirmation=1 Morten’s journey as an entrepreneur has seen him reach great highs and lows. The highs were quite stratospheric -- he was the first investor in Skype, which went on to sell to eBay in September 2007 for $2.5 billion and again in May 2011 to Microsoft for $8.5 billion -- and the lows were just as extreme with personal bankruptcy in January 2009 following a disastrous end to his free newspaper venture Nyhedsavisen. Now in his 40s, he is concentrating on fintech (with Tradeshift and more recently CapitalAid) and building out a diverse portfolio of startups that match his needs as serial entrepreneur. In his Bitesized Insight, Morten describes his entrepreneurial history so far, how he dealt with bankruptcy, and how he is re-building his empire today. According to Morten, you learn far more from the failures than you do from the successes. He concludes by making clear that risk is integral to most careers, stressing that entrepreneurs don’t take themselves too seriously. WELCOME TO 'INVESTOR FRIENDLY' TANZANIA In 2004, Benjamin and Millie Mengi sold though their company Fiona Tanzania, the lease to Silverdale & Mbono Farms in the Hai District of the Kilimanjaro region of Tanzania to Silverdale Tanzania Ltd a company in which British investor Stewart Middleton ownes a controlling interest. One year later, after being paid in full and signing a receipt Benjamin Mengi began negotiating with another British investor Konrad Legg, of Tudeley Estates, to sell the lease to him a second time. Mengi demanded that the British investors handed the lease back to him stating that he had not been paid in full and that $7,000 was still owing to him. When the investors refused a four year campaign of terror, legal abuse and harassment was unleashed against them which was and continues to be facilitated by the Tanzanian police force, judiciary, State institutions and government Ministers. The police have persistently terrorised, imprisoned and unlawfully arrested and imprisoned Stewart Middleton and his Tanzanian staff. In the main the abuse has ben led by the Moshi police headed and directly facilitated by Mr Lucas Ng'hoboko the Regional Police commander for the Kilimanjaro region who the investors describe as an overtly corrupt police offcier supporting the criminal actiivities of Banjamin Mengi. President Kikwete has promised the British government that the situation would be fairly resolved. He reneged on his promise and the investors had to flee for their lives in 2008 with the total loss of their investment. The police constantly came to the gates of Silverdale Farm demanding entry on varying complaints initiated by Benjamin Mengi, Millie Mengi or his associate Anold Kimaro who holds himself out as an attorney for Mengi in 14 abusive law plants brought against the investors and their staff to harass them. The police always came to the farms armed with AK 47s and were abusing their powers in that they had no power to enter the farm and their purpose was to intimidate. Benjamin Mengi was almost always leading the police proceedings. In November 2005, Mengi stated in front of the senior officer of Boma Ngombe police (seen here in this video) that '..he was black, you are white and the police here are in my hands and will do nothing to protect you..' Mengi stated that he would drive the investors out of Tanzania by any means and if necessary, would chop them to pieces with a machete and send them back to Zimbabwe in a coffin. He was not arrested for this abuse. This video shows some of the daily harassment of the investors by the police. The officers, armed with AK 47 machine guns, come to the farm and demand entry. They are asked what they want and to state what power under the penal Code of Tanzania, they have power to enter. They never state the later. Firstly they state they have come to the farm to investigate the theft of Mengi's cattle from the farm. Mengi and his wife, keep 120 cattle on the farm unlawfully. They use them to destroy the investors crops produced for export. the Mengis are therefore guilty of criminal trespass and the police do nothing to stop the continuance of this serious criminal offence and situation. The cattle are used as a tool of harassment. The police are asked who the complainant is. They state Benjamin Mengi. The investors point out that he is in India. The police then change their story and state that the complainant is now Mengis cattle staff (seen in the video on the left). The police are told that the cattle staff are trespassing on the farm, as are the cattle, that they do not own the cattle and therefore have no right of criminal complaint. The officer is asked what power he has to enter the farms. He refuses to state what power he is operating under. The offcier then is just not sure why he is there and can clearly be heard to say 'maybe the complaint is theft of cattle'. The police are corrupt abusive and acting as an instrument of promoting Mengi's criminal activities. The investors are bonafide in all respects and yet the police ar ignoring the laws of Tanzania and allowing Mengi to commit criminal trespass on the farms with his cattle. The investors state that had the police been given permission to enter, they would have made an unlawful arrest of Stewart Middleton or one of his staff. The investors also state that they would not have obstructed the police had they been acting in the lawful execution of their duty. A history of this case can be seen at: - http://www.theyworkforyou.com/whall/?id=2008-02-27b.272.0 The U.K. is the largest donor of foreign aid to Tanzania and it is a country that is vocally, rhetorically committed to being an 'investor friendly' country.
